Architectural Support Group, LLC, dba ASG, is a full-service architectural firm that has been assisting homeowner associations with reserve replacement studies, construction contract administration, and condition assessments for more than 30 years. Our firm is unique because our services and experience provide a design-based approach that is Architecturally focused.

Our services add the value of an independent review of the contractors work to ensure adherence to the construction documents. We regularly inspect the project from start to finish, complete and regularly distribute detailed field inspection reports, review and approve payment applications, and ensure all final warranties and necessary documents are turned over to the Client at the end of the project. Our goal is to offer a turn-key service that can take the pressure off of you, the Manager, and the association’s Board of Directors. A brief summary listing some of our services is below:
Reserve Study Services
o Level I – A “Full Study” including an on-site visual inspection of all association-maintained components and financial analysis. A part of this report is to verify components, quantities, and measurements.
o Level II – An update to a prior study performed by ASG or a third party. This level of study does not include verification of components, quantities, or measurements.
o Level III – An update to a prior study performed by ASG without a visual review. Typically used after large capital improvement projects have been completed, and within 1-2 years of the prior study. If the study was performed 3+ years prior, we recommend a Level II update to help ensure accuracy.
New Construction / Renovations or Tenant Fit-Outs – Design & Construction Contract Administration
o Project Examples: Roof Replacement – Siding & Trim Replacement – Club or Pool House Renovations/ Additions

Transition Study/ Warranty Study
o An evaluation of the condition of a property at the time the Board of Directors or management company has taken control of a property from the Developer. The report highlights any deficiencies found and outlines them in detail.
Forensic Architecture
o The production and presentation of architectural evidence relating to buildings and urban environments within the legal process. Typically involves extensive field work to determine causes of building component failure, building non-performance, general non-compliance to construction documents, or non-compliance to the normal established standard of care.
